
A properly installed spray foam roof will last at least 20 years. With maintenance and recommended UV re-coats, the roof will last as long as the building and will never need replacing.
We recommend that the roof get its first recoat sooner rather than later. After about five years, the roof will still look new, so you might not think that the roof needs recoating yet. However, the first recoat acts as insurance that the roof coating will perform more effectively. An early recoat is cheaper than a recoat done later as there is usually minimal prep work that needs to be done. After that first recoat, you will not have to have the roof recoated for another 20 years. Minor touch ups can be done in the interim by our crews to ensure that you get every bit of benefit from the UV silicone coating and it lasts as long as possible.
One of the benefits of spray foam roofing is its durability. It is strong enough to walk on but light enough to not cause extra stress on the structure. An uncoated roof, however, will start to show pitting after about 20 years where the coating layers have worn down. The pitting will eventually compromise the foam and leaks may begin to form. At this point, a roof needs to be torn off and completely replaced. The cost of the coating is modest compared to the cost of a tear off and complete reroofing so we recommend sticking to the recoating schedule our manufacturers recommend.
You will get the most benefit and value from a spray foam roof system when the roof is maintained properly and recoated on schedule.
And, it is worth noting, that there is no limit to how many times a spray foam roof system can be recoated. Maintaining the roof properly, getting the roof inspected and touched up regularly are steps towards keeping your roof looking good and performing optimally for the life of your building.
